Davie is Broward's quirky outlier: a town with active zoning for horses in a county of dense suburban development. It's also home to Nova Southeastern University, a growing commercial corridor along University Drive, and a housing stock that spans a wider range of eras than almost anywhere else in Broward — from 1960s ranch houses on large lots to 1990s planned communities to 2000s gated developments. That variety creates a more complex repair picture than you'd find in the uniformly 1990s-built suburbs nearby.

Davie building permits are processed through the Town of Davie Building Division (not Broward County directly). For garage door replacement, permit turnaround is typically 2–4 weeks. Repairs don't require permits. If your property is in an unincorporated Broward area that addresses through Davie — common for larger lots at Davie's edge — confirm your jurisdiction with the building permit office before assuming Town of Davie rules apply.

For 1960s–70s homes: full system replacement. The cost of continued repairs on 50+ year-old door systems quickly exceeds new installation cost, and old swing-out or early-generation sectional systems can't be brought to modern hurricane and safety code through patchwork repair.
For 1980s–90s homes: replace the failed component now, plan full system replacement within 3–5 years. If the opener lacks auto-reverse safety sensors (required since 1993), that's a code-compliance concern — replace the opener regardless of whether it still "works."
For 1990s–2000s homes: component-level repair is appropriate. Full replacement warranted when storm damage, hurricane compliance, or HOA updates require it.
