We check: torsion springs (cycle count + tension), cables (fraying, rust), drums (alignment), rollers (wear + bearings), hinges (cracks), tracks (alignment + tightness), opener (motor, chain/belt, sprocket), photo-eye sensors (alignment + lenses), weather seal (perimeter + bottom), top brackets, struts, hardware torque, manual disconnect, force settings, travel limits, lock function, emergency release, light bulbs, remote programming, keypad function, wall button, smartphone app pairing, battery backup status.
Why annual matters in Florida
Coastal salt + 90% summer humidity accelerate every form of wear. Steel rollers corrode in 3-5 years. Springs lose temper. Sensors get dust-clogged. Weather stripping cracks under UV. An annual tune-up catches these BEFORE they fail and lets us prioritize the next 1-2 things to fix.
Recommended schedule for South Florida
Once a year is the minimum. Twice a year (spring + fall) is what we recommend for waterfront homes within 5 miles of the ocean. Salt-air is brutal on hardware.
