Three seals on every garage door

Bottom seal — the rubber strip that presses against the floor when the door closes. Most common failure; typically lasts 5-7 years in South Florida heat. Side astragal strips — the vinyl or rubber J-seals on each side of the door frame that block wind and insects. Top header seal — the vinyl strip at the top of the door opening that seals the gap between the door and the header.

Signs your seals need replacing

Visible light gaps along the bottom or sides when the door is closed. Water puddles inside after rain. Insects (especially roaches and ants) entering the garage. Air conditioning leak — if your garage gets noticeably hotter in summer despite AC, the seals are failing. Cracked, brittle, or torn rubber visible on the bottom strip.

Bottom seal: T-style vs bulb vs double-lip

T-style is the most common residential seal — fits a standard slotted retainer and is easiest to replace. Bulb seal (also called astragal bottom seal) gives a rounder contact point and is more forgiving on slightly uneven floors. Double-lip is standard on new HVHZ-rated doors and provides a tighter air seal. We match the replacement to your door and floor type.

How long seals last in South Florida

Standard rubber bottom seals last 5-7 years here vs 10+ years in temperate climates — the UV exposure, heat, and salt air degrade rubber faster. Vinyl side strips and header seals last 8-12 years if not damaged. If your door is over 7 years old and you have never replaced the bottom seal, it is likely overdue.
